Best Office Flooring Options in Kenya 2026: Carpet, LVT, or Laminate?

Published 8 February 2026 • 8 min read

Flooring is one of the most visible and most used elements of any office interior. It affects how the space feels underfoot, how sound travels, how easy the office is to clean, and how it looks to clients on day one and five years later. In Kenya's commercial office market, three flooring types dominate: carpet tiles, LVT (luxury vinyl tile), and laminate. This guide compares all three so you can make the right choice for your project.

Why Flooring Choice Matters

Unlike partitions and ceilings that are largely fixed, flooring bears the brunt of daily occupant traffic. In a busy Nairobi office with 50 people, the floor is touched thousands of times per day. The wrong choice means early wear, ongoing maintenance problems, and a floor that looks tired before the lease is up. The right choice brings comfort, durability, and a consistent aesthetic throughout the tenancy.

Option 1: Carpet Tiles

Commercial carpet tiles (also called modular carpet) are 50cm × 50cm textile tiles laid on a dry adhesive. They are by far the most common floor finish in Nairobi's open-plan offices for good reason: they are comfortable underfoot, absorb footstep noise (reducing the "hollow" acoustic effect in hard-floored offices), are easy to replace section by section if damaged or stained, and come in a wide range of tonal patterns from subtle commercial grade to bold graphic designs.

  • Cost: KES 1,500–3,500/m² installed depending on tile grade
  • Lifespan: 8–15 years in commercial use
  • Best for: Open-plan workstation areas, call centres, collaborative zones
  • Avoid for: Kitchens, bathrooms, server rooms (moisture risk)
  • Maintenance: Regular vacuum; stained tiles replaced individually

Option 2: LVT / SPC Vinyl Flooring

Luxury Vinyl Tile (LVT) and Stone Polymer Composite (SPC) flooring are rigid or semi-rigid vinyl planks or tiles with a photographic wear layer that realistically replicates wood, stone, or ceramic. SPC (the rigid-core variety) is especially suitable for Nairobi's climate as it does not expand and contract with temperature and humidity changes. It is 100% waterproof, highly hygienic, and extremely durable under commercial traffic.

  • Cost: KES 2,500–5,000/m² installed
  • Lifespan: 15–25 years in commercial use
  • Best for: Reception areas, circulation corridors, kitchens, toilets, medical and retail spaces
  • Avoid for: Areas where acoustic absorption is needed (adds hard-surface echo)
  • Maintenance: Damp mop; no specialist treatment needed

Option 3: Laminate Flooring

Laminate flooring consists of a high-density fibreboard (HDF) core with a photographic wood-grain layer and a clear wear coating. It delivers the warmth and visual richness of timber at a fraction of the cost of real hardwood. In Nairobi offices, laminate is most commonly specified for executive offices, boardrooms, reception areas, and corridors where a premium aesthetic is required but the budget doesn't stretch to engineered hardwood.

  • Cost: KES 1,800–4,000/m² installed
  • Lifespan: 10–20 years with AC4/AC5 commercial-grade products
  • Best for: Boardrooms, executive offices, private meeting rooms, corridors
  • Avoid for: Kitchens, toilets (moisture causes swelling), very high-traffic areas
  • Maintenance: Dry or slightly damp clean; avoid standing water

Subfloor Preparation — The Hidden Cost

All three flooring types require a flat, dry, sound subfloor. In many Nairobi commercial buildings, the existing concrete slab has undulations, cracks, or old adhesive residue from previous floor finishes. Subfloor preparation — grinding high spots, filling low spots with levelling compound, and removing old adhesive — can add KES 500–1,500/m² to your project cost but is essential for a durable, flat installation.
