Gypsum Board Ceilings That Impress

Gypsum board (also known as drywall or plasterboard) ceiling systems are the most popular choice for offices, retail spaces, hotels, and homes in Nairobi. They offer unparalleled design flexibility — from simple, clean flat ceilings to elaborate coffered, stepped, and curved architectural installations with integrated lighting coves and cornices.

Interiors by Violet has been installing gypsum board ceilings in Nairobi for over a decade. Our team uses high-quality gypsum boards from established manufacturers, galvanised steel framing, and professional jointing compounds to deliver ceilings that are flat, smooth, and built to last. Whether you need a standard 2.7 metre flat ceiling for a commercial office or an elaborate multi-level design with hidden LED lighting for a boardroom or hotel lobby, we have the skills and experience to deliver.

We also install specialist gypsum products including fire-rated Type X boards for compartmentalisation, moisture-resistant boards for wet areas and semi-outdoor spaces, and acoustic-enhanced gypsum for combined sound control and visual finish requirements.

Gypsum Ceiling Design Types

Flat Gypsum Ceiling

The standard commercial ceiling option — a clean, smooth flat plane installed at a uniform height across the room. Ideal for large open-plan offices. Finished with PVA primer and emulsion paint in any colour. Achieves a professional, uncluttered look.

Typical cost: KES 1,800–2,500/m²

Stepped & Layered Ceilings

Multi-level gypsum ceilings with two or more flat planes at different heights. Creates visual depth and architectural interest without complex curved forms. Popular for conference rooms, reception areas, and hotel lobbies. Can incorporate lighting coves at each step change.

Typical cost: KES 2,500–3,500/m²

Coffered Ceilings

A coffered ceiling features a grid of recessed rectangular or square panels creating a waffle-like pattern. This classical design adds elegance and perceived height to boardrooms, executive suites, and premium retail spaces. Traditionally associated with high-end commercial interiors.

Typical cost: KES 3,000–5,000/m²

Coved & Curved Ceilings

Coved ceilings feature a curved transition between the ceiling and the wall, eliminating the right-angle junction for a softer, more luxurious appearance. Fully curved barrel vault and domed ceiling sections are also achievable with specialist gypsum curved framing techniques. Excellent for reception areas and premium spaces.

Typical cost: KES 3,500–6,000/m²

Cove Lighting Ceilings

Gypsum ceilings designed specifically to conceal LED strip lighting within recessed coves, producing an indirect, atmospheric glow. Creates dramatic and elegant lighting effects in lobbies, restaurants, boardrooms, and hotel bedrooms without any visible light fittings. LED strips integrated during ceiling construction.

Typical cost: KES 2,800–4,500/m²

Fire-Rated Ceilings

Type X (12.5mm) fire-rated gypsum board ceilings for commercial buildings, hotels, hospitals, and schools requiring fire compartmentalisation. Achieves 60-minute fire ratings when installed on double-layer specification. Fully compliant with Kenya building code fire-compartmentalisation requirements.

Typical cost: KES 2,200–3,500/m²

Gypsum Ceiling FAQs

A 200m² flat gypsum ceiling typically takes 4–6 working days including framework, boarding, jointing, and painting. Complex designs with multiple levels or curved sections may take 7–10 days. We schedule work to minimise disruption to your business operations and can work evenings or weekends by arrangement.

We primarily use Gyproc (Saint-Gobain) and USG Boral boards — internationally recognised brands widely available in Kenya and proven long-term performers in our climate. We use the appropriate board specification for each application: standard, moisture-resistant (MR/green board), or fire-rated (Type X) as dictated by your project requirements.

Standard gypsum boards should not be used in wet areas such as bathrooms, kitchens, or roofs. For these locations, we specify moisture-resistant (MR) boards which have a water-repellent core and are safe for areas with intermittent moisture exposure. For external or permanently wet areas, we recommend other ceiling systems.

Absolutely. Recessed LED downlights, spotlights, LED cove strip lighting, and emergency luminaires are all integrated into gypsum ceiling installations as standard. We coordinate all opening positions with your electrical contractor during the framing stage. We can also refer trusted electrical contractors in Nairobi if needed.

Well-installed gypsum ceilings require virtually no maintenance. They can be wiped clean with a damp cloth and repainted in future if you wish to change your interior colour scheme. Hairline cracks at junctions can occasionally appear due to building movement and are easily repaired with jointing compound. We offer a 12-month workmanship warranty on all ceiling installations.
